It is the understanding that the proposed development at Cairns Crescent will increase the property value of the surrounding area. Not necessarily. Property values are based on several factors and in Cairns Crescent two of the factors are established residents and proximity to the river. A new Condo complex may decrease the property around it soley on the basis that the condos are brand new dwellings and may be more desirable. An other factor to keep in mind is the location of the existing homes in the Crescent.
The crescent is very desirable because of its proximity to the river and the quiet surroundings. I’m sure the home owners in Cairns Crescent chose the area for these reasons. Both of which will be gone if the condo complex proceeds. The once quiet somewhat secluded crescent with a view of the river will be lost by a large condo facility blocking the view of the river and diminishing the quiet somewhat secluded area. If the condo project goes forward the value of the current homes may drop, after all if you are looking to purchase a home do you really want to look out your front window and see the back of a building that has the potential to cover 45 acres.
Not all new developments benefit existing ones. I wasn’t at the meeting that was held last year by the Town of Fort Erie but I would bet the town was pretty sketchy about how this project will affect the residents of Cairns Crescent and the surrounding area.
Finally, keep in mind that whether property values increase or decrease if the condo project is built the property tax will increase and their is a good chance the utility costs will as well.
